Buildings and co-ownerships

A simple entrance for the whole building,a clear file for the general meeting.

An easy-to-read street panel, a handset in every flat, common areas filmed by the rules, badges instead of keys doing the rounds. And a managing agent who knows what to present.

What matters in a building

01

An intercom on its last legs

Crackling, buttons that no longer respond, a door that stays open: a new panel and a handset per flat, often on the existing cabling.

02

Common areas to cover

Hall, bike store, garage, cellar: cameras registered in the name of the co-ownership, a sign at the entrance, footage kept for one month at most.

03

Keys doing the rounds

Former tenants, contractors, delivery drivers: a badge is cancelled in one click, without changing the front door cylinder.

A decision to put to the vote

In a co-ownership, the general meeting decides. With the managing agent, we prepare a clear file: what is proposed, why, and the quote item by item.

What we recommend

Replace it properly, in a single visit

We have already installed the intercom system of a building for a Brussels managing agent, and replaced the recorder of a co-ownership whose common areas were no longer being filmed. In both cases, the same method: a visit, a survey of what is in place, and a quote the managing agent can present as it stands.

We choose systems that reuse the existing cabling where possible, to keep work in the common areas to a minimum.

  • Video or audio intercom: street panel and a handset per flat
  • Cameras in the common areas, registered in the name of the co-ownership
  • Badges for the front door, the garage and the bike store
  • Remote opening for deliveries, if the general meeting wishes
  • Maintenance offered with DeepSense Care, with no obligation

Cameras in a building, by the rules

An entrance hall is a place accessible to the public: registration is made on declarationcamera.be in the name of the co-ownership, before the cameras go live, and is confirmed every year. A sign marks the filmed area. The cameras look at the common areas, never too closely at flat doors and never inside the flats.

Access to the footage is restricted to the people appointed by the general meeting, and it is kept for one month only, except to prove an incident. We prepare all of this with the managing agent. The camera law, in plain terms

Frequently asked questions

What managing agents ask us

Do the handsets need replacing in every flat?

Most of the time, yes, so that everyone has the same comfort and can open the door without going downstairs. We check the existing cabling during the visit: if it can be kept, work in the common areas stays limited.

Who decides, and how should the project be presented?

The general meeting. We give the managing agent a clear file: what is proposed, why, the quote item by item, and the rules to follow for the cameras. They can present it as it stands.

Can you also maintain the installation?

Yes, with DeepSense Care: one visit a year, updates and support, from the team that installed the equipment. It is not compulsory: the installation works without it.

We come and look at the entrance and the common areas, then prepare a clear file for the general meeting with the managing agent.
